Roof Repair FAQ: Leaks and Repairs
Most roofing questions start with a water stain on the ceiling, so that’s where our roof repair FAQ starts too. These answers cover what to do first and how a leak gets fixed for good.

What should I do first when my roof starts leaking?
Catch the water, move furniture and electronics, and switch off power to any wet light fixture. Take dated photos of the ceiling and the outside of the house, and stay off a wet roof.
If water keeps coming in, a tarp stops the damage until the real repair. See emergency roof repair.
Why is the ceiling stain not under the hole in my roof?
Water that gets under a shingle runs along the underlayment, decking and rafters before it soaks into drywall. On a two-story home in Bryson or Mason Hills, that can put the stain several feet from the opening. We trace it from the attic uphill to the source, as our roof leak repair page explains.
Is caulk a real roof repair?
Not on its own. Sealant has a place under shingle tabs and on exposed nail heads, but Texas heat dries and cracks it within a season or two.
Where a roof meets a wall, vent or skylight, we use metal flashing instead. Learn more about roof flashing repair.
How long does a roof tarp last?
A tarp is a stopgap, not a repair. Most last only about 90 days, and Texas sun breaks them down faster.
We give you a written estimate before putting one on, then plan the permanent fix. See storm damage roof repair.
Roof Repair FAQ: Storms and Hail
Texas has led the US in major hail events for 11 straight years, according to the NICB. These roof repair FAQ answers cover what Leander owners ask after a storm rolls through.
When is hail season in Leander?
Hail season runs mainly from March through June, with a smaller run in September and October. StormerSite has logged 105 hail reports within 10 miles of Leander since 2004, and 73 of them came in April or May. Our Leander hail history covers the major storms.
Which Leander neighborhoods were hit hardest on May 16, 2025?
Hail up to 3 inches fell in north and central Leander that day. Stones of 2.75 inches were measured in Deerbrooke, 2 inches in Carneros Ranch, golf-ball size near North Creek Ranch and 1.5 inches near Plain Elementary. If you haven’t had your roof checked since, read hail damage roof repair.
How can I tell from the ground if hail hit my roof?
Look for fresh dents in gutters, downspouts, roof vents and AC fins, and granules piled at the bottom of downspouts. Hail can crack the mat inside a shingle without leaving a mark you can see from the yard. Our guide to signs of hail damage walks through each clue.
What should I do before storm season starts?
Trim live oak limbs that hang over the roof and clear gutters and valleys. Take dated photos of your roof for a baseline, and look up your wind and hail deductible. Our storm season roof checklist covers every step.
Roof Repair FAQ: Insurance and Texas Law
Insurance questions fill this roof repair FAQ more than any other topic, and they come up after every storm. Texas law sets clear limits on what a roofer can and can’t do, and this section of the roof repair FAQ spells them out.
Should I call a roofer or my insurance company first?
Many owners have a roofer look first, so they know whether there is real damage before filing. If the damage is smaller than your wind and hail deductible, a claim may pay nothing. Our guide to Texas roof insurance claims walks through the order of steps.
What is a percentage wind and hail deductible?
Many Texas policies carry a separate wind and hail deductible of 1% to 3% of the home’s insured dwelling value, not a flat amount. On a larger Leander home, that can be a sizable sum. Check your declarations page before a storm, as our Texas roof insurance claims guide explains.
Will insurance pay to replace an older roof?
It depends on your policy. Some policies pay actual cash value first and release recoverable depreciation after the work is done.
Some newer Texas policies exclude cosmetic hail damage or pay only depreciated value on older roofs. Read more in how long a roof lasts in Texas.
Roof Repair FAQ: Replacement and Materials
When a repair turns into a bigger decision, the roof repair FAQ questions shift to materials, lifespan and timing. They apply whether your home is in Lakeline Ranch, Benbrook Ranch or Old Town Leander.
Should I repair my roof or replace it?
Repair makes sense when one part failed, such as a pipe boot, a strip of flashing or a few shingles. Replacement makes sense when leaks keep appearing in new places or shingles are failing across several slopes. Our repair or replace guide walks through it.
Does Texas have a 25% rule for roof repairs?
No. The “25% rule” comes from the Florida Building Code, and Texas has no statewide version.
Whether to repair or replace depends on the damage, the roof’s age and your policy. See roof replacement for what a full job involves.
How long does a shingle roof last in Leander?
Architectural asphalt shingles often last about 15 to 25 years in Central Texas. Leander averages about 93 days a year above 90°F, and that heat ages shingles, sealant and pipe boots. Our page on asphalt shingle roofing in Leander covers each shingle type.
Are Class 4 impact-resistant shingles worth it?
They can be in hail country. Class 4 is the top UL 2218 rating, meaning the shingle survives a 2-inch steel ball dropped on it without cracking. Insurers aren’t required to offer a discount and each sets its own, according to the Texas Department of Insurance, so ask yours first and read our Class 4 shingles guide.
Is metal roofing a good choice in Leander?
It can be, especially on rural property, shops and some custom homes. Well-installed metal roofs commonly last 40 years or more. Exposed-fastener panels need their screws checked, because daily heat expansion loosens them and the washers wear out over 10 to 20 years.
Many HOAs limit material changes, so check first. Our metal roofing page compares the options.
Do gutters matter for my roof?
Yes. Clogged or undersized gutters back water up under the first row of shingles and onto the fascia, and live oak leaves fill them fast in Crystal Falls. Overflow also pours onto foundations and walkways.
Keep them clear before spring storms. Our gutter installation in Leander page covers sizing and guards.
Roof Repair FAQ: Permits, HOAs and New Homes
Permits and HOA rules trip up a lot of Leander projects, from Larkspur to Palmera Ridge. This roof repair FAQ section covers the basics, plus a few questions about attic heat and buying a home.
Does my HOA have to approve a new roof?
Most master-planned Leander communities, including Crystal Falls, Bryson, Travisso and Mason Hills, require HOA architectural approval to change shingle color or material. A like-for-like repair often doesn’t, but check your HOA’s rules. Our HOA roof approval guide walks through the request.
Should a brand-new home’s roof be inspected?
Yes. On newer Leander homes we often see nails driven high or crooked, ridge vents set off-center, missing kick-out flashing and missing drip-edge overhang.
These are easier to fix while the builder is still responsible. See new construction roof inspection.
Does attic ventilation really affect my roof?
Yes. A hot, poorly vented attic bakes shingles from below and shortens their life, and Leander summers make that worse.
Blocked soffit vents and off-center ridge vents are common problems we find. Our guide to attic ventilation in Texas explains how intake and exhaust should work.
Should I get the roof checked before buying a house?
Yes. A roofer can check the attic, flashing and shingles for hail damage and age, which gives you facts before closing.
That matters in a city that saw 3-inch hail as recently as May 2025. See our guide to roof inspection when buying a house.
Roof Repair FAQ: Hiring a Roofer and Working With Us
The last part of this roof repair FAQ covers how to pick a roofer and what happens when you call us. We don’t knock on doors, so every job starts with your call.
Should I hire a roofer who knocks on my door after a storm?
Be careful. Posts in the Leander Neighbors Facebook group regularly warn about door-to-door roof solicitors after storms.
We never knock on doors. Take your time, get written estimates and compare, using our guide on how to choose a roofer.
What happens when I call Leander Roof Repair?
You call, and we set a time to inspect the roof and attic. We take dated photos of every problem and give you a written estimate before any work.
We use metal flashing instead of caulk and clean up with a magnet sweep. Read more about us.

We work across Leander ZIP 78641, on both the Williamson County and Travis County sides, plus Cedar Park and Liberty Hill. That includes neighborhoods off US-183, the 183A Toll, Hero Way and Ronald Reagan Boulevard. Our service area page lists the communities we cover.

Homes with flat patio covers and porches count too. Start with our commercial roofing page.
Roof Repair FAQ: Top 5 Questions
Can a leaking roof be fixed without replacing it?
Usually, yes. Most leaks come from one failed part, such as a pipe boot, a strip of flashing or a few shingles, and fixing that part stops the leak. Replacement makes sense when leaks keep showing up in new places. See roof leak repair.
Can a roofer handle my insurance claim or pay my deductible?
No. Texas Insurance Code 4102.163 bars a contractor from adjusting or negotiating your claim, and Business and Commerce Code 27.02 bars a contractor from waiving, absorbing or paying your deductible, as TDI explains. We give you dated photos and can meet your adjuster on site if you ask. Details are in Texas roof insurance claims.
Do I need a roof inspection after a hailstorm?
If hail 1 inch or larger fell near you, yes. Hail can crack shingles without visible marks, and leaks can show up months later. A roof inspection in Leander covers the roof and attic with dated photos.
Do I need a permit to replace my roof in Leander?
The City of Leander lists re-roofing among exterior work that doesn’t need a building permit, but it asks owners to confirm with its Permits & Building Inspections Department before work starts. Leander uses the 2021 International Residential Code with local amendments. We check with the City before any re-roof and pull permits when it requires them, as our Leander roof permit guide explains.
What should I ask a roofer before hiring?
Ask who will do the work, whether they carry liability insurance and whether they pull permits. Ask for dated photos and a written estimate before any work, including tarps, and ask how they flash walls and vents. Our guide on how to choose a roofer has the full list.
