Roof repair in Leander

What Roof Repair Covers

Plenty of roofs need a repair, not a new roof. This page explains the roof repair Leander homes need most: what fails, what it takes to fix it right, how insurance and Texas law fit in, and what to expect from us.

A roof repair fixes one failure without replacing the whole roof. Most Leander homes have asphalt shingle roofs, so most repairs are on shingles. We also repair metal roofs and low-slope roofs.

Leak tracing and repair

Finding where water actually gets in, often several feet from the ceiling stain, then fixing the source. See roof leak repair.

Shingle replacement

Swapping missing, cracked, creased or hail-bruised shingles, sealing them down and matching color as closely as the product allows.

Flashing repair

Step flashing along walls, counter-flashing at chimneys, and flashing around dormers and skylights. Metal flashing, not a bead of caulk.

Pipe boots and vents

Cracked rubber pipe boots are one of the most common leak sources on 10- to 15-year-old roofs. We replace them, along with damaged exhaust and turtle vents.

Valley repair

Valleys carry the most water on a roof, so worn or poorly cut valleys leak first in heavy rain.

Ridge caps and ridge vents

Re-seating loose ridge caps and fixing ridge vents that were set off-centre or nailed short.

Decking repair

Cutting out wet or rotted OSB or plywood and replacing it before new shingles go on.

Drip edge, fascia and soffit

Repairs where water has been running behind the gutter line.

Nail pops and exposed fasteners

Re-fastening and sealing raised nails before they wear holes in the shingle above.

Emergency tarping

After storms or fallen limbs, a properly fastened tarp stops water until the permanent repair is done. See emergency roof repair.

Know what to look for

Signs Your Roof Needs Repair

Inside the house

  • Brown water stains or bubbling paint on ceilings or walls
  • Damp insulation, wet decking or daylight in the attic
  • A musty smell in upstairs rooms or closets
  • Drips around light fixtures, vents or the chimney chase during rain

Outside, from the ground

  • Missing shingles, or shingles that are lifted, curled or creased
  • Granules collecting at downspout outlets or in gutters
  • Dented gutters, downspouts and roof vents after hail
  • Rust or gaps around flashing, or loose ridge caps
  • Sagging areas on the roof line

Hail damage is the hard one. Bruised shingles often look fine from the yard, so if your gutters and car took hits in the same storm, have the roof checked up close. See hail damage roof repair.

Local conditions

Why Roofs in Leander Fail

Most roofs we see in Leander are 5 to 20 years old, not 40, and most of the roof repair Leander homeowners call about traces back to five local causes.

105

hail reports within 10 miles of Leander since 2004

73

of those reports fell in April or May

Hail

Texas has led the country in major hail events for 11 straight years, according to the National Insurance Crime Bureau. Hail season runs March through June, with a smaller run in September and October.

On May 16, 2025, hail up to 3 inches fell across north and central Leander: 2.75-inch stones in Deerbrooke, 2-inch hail in Carneros Ranch, golf-ball hail near North Creek Ranch and 1.5-inch hail near Plain Elementary. On May 28, golf-ball hail hit again near Leander and Cedar Park.

Heat

Sun bakes shingles from above while a hot attic cooks them from below. Sealant strips dry out, shingles curl, and the next strong wind lifts them. Poor attic ventilation speeds all of this up.

Wind

Spring squall lines and microbursts lift and crease shingles. A creased shingle has lost its seal and its strength even if it lies flat again, so it needs replacing, not gluing down.

Trees, limbs and ice

Mature live oaks in Crystal Falls and other established areas rub and drop limbs on roofs. The February 2023 ice storm brought down limbs across the Austin area, and Winter Storm Uri in 2021 left ice on roofs for days.

Builder-grade installs

Leander grew from 60,868 people in the 2020 Census to about 80,000 by 2023. Common shortcuts: nails driven high or crooked, off-centre ridge vents, missing kick-out flashing and caulk instead of metal. They show up as leaks five to ten years later.

Diagnosis

Where Leaks Actually Start

Water runs along decking and rafters before it drips, so the stain is a clue, not the answer. We check the attic before we estimate a leak repair.

You may hear about a “25% rule” that forces a full replacement once a quarter of the roof needs work. That rule comes from the Florida Building Code, and Texas has no statewide version. The City of Leander lists re-roofing among exterior work that doesn’t need a building permit, but it asks owners to confirm with its Permits & Building Inspections Department first.

Architectural asphalt shingles often last about 15 to 25 years here. If your roof has years left, we’ll say so. If it doesn’t, we’ll show you why with photos, and our roof replacement page explains what comes next.

Insurance

Hail Damage, Insurance and Texas Law

When a claim makes sense

Many Texas homeowners now carry a wind and hail deductible of 1% to 3% of their home’s value. On a $450,000 home, a 2% deductible is $9,000. If the repair costs less than your deductible, paying for it yourself keeps a claim off your record. If the damage is bigger, a claim may be worth filing.

How the process works

  1. Document it. We photograph the damage with dates, slope by slope.
  2. Call your insurance company or agent to open the claim. It’s your claim, not ours.
  3. Meet the adjuster. If you want us there, we meet the adjuster on site and point out what we found.
  4. Read the estimate. Many policies pay actual cash value first and release recoverable depreciation after the work is done. Some newer Texas policies exclude cosmetic hail damage, or pay only depreciated value on older roofs.
  5. Pay your deductible. Texas law requires it, and your insurer can ask for proof that you paid.

What Texas law doesn’t allow

A roofer can’t act as your adjuster. Texas Insurance Code 4102.163 bars a contractor working on your property from adjusting your claim or advertising that it will.

A roofer can’t waive, absorb or rebate your deductible. Business and Commerce Code 27.02 makes it illegal. Contracts of $1,000 or more paid with insurance money must state that you are responsible for the deductible.

The Texas Department of Insurance explains both rules. Many Texas insurers offer premium discounts for qualifying impact-resistant (UL 2218 Class 4) roofs, so ask your agent before choosing replacement shingles.

Local rules

Permits, HOAs and Codes in Leander

Permits

The City of Leander lists re-roofing among exterior work that doesn’t need a building permit, but it asks owners to confirm with its Permits & Building Inspections Department before work starts. We check with the City before every re-roof and pull a permit whenever one is required.

Building code

Leander follows the International Residential Code, which sets the rules for underlayment, flashing and fastening.

HOAs

Most master-planned communities here, including Crystal Falls, Bryson, Travisso and Mason Hills, need architectural approval before a change in shingle color or material. Like-for-like repairs often don’t, but check your HOA’s rules. We supply the product specs your HOA asks for.

How to Spot a Storm Chaser

After every big storm, the Leander Neighbors Facebook group fills with posts about strangers knocking on doors and offering roof inspections. Some are honest. Plenty aren’t.

Texas has no state roofing license, so these questions matter. The Roofing Contractors Association of Texas (RCAT) offers a voluntary license, and it’s worth asking about. Roof repair Leander homeowners can trust starts with a call they make themselves.

Questions

Roof Repair Leander FAQs

How do I know if hail damaged my roof?

Check for dented gutters, downspouts and vents, granules piling up at the downspouts, and dings on cars or patio furniture from the same storm. If those took hits, the roof probably did too. A close inspection confirms it, because bruised shingles often look fine from the yard.

What should I do if my roof is leaking right now?

Put a bucket under the drip, move anything valuable and take photos of the ceiling and the outside of the house. Don’t climb on a wet roof. Call us and we’ll get a tarp on to stop more water getting in.

Will homeowners insurance cover my roof repair?

Usually only when storm damage costs more than your deductible. Wear and age aren’t covered, and some newer Texas policies exclude cosmetic hail damage or pay only depreciated value on older roofs. Your declarations page or your agent can confirm what yours covers.

Should I call a roofer or my insurance company first?

Many homeowners call a roofer first to find out whether there’s real damage and roughly how much. If the damage is less than your deductible, you can skip the claim. If it’s more, call your insurer to open the claim, and keep the roofer’s dated photos.

Do I need a permit for roof repair in Leander?

Usually not. The City of Leander lists re-roofing among exterior work that doesn’t need a building permit, but it asks owners to confirm with its Permits & Building Inspections Department before work starts.

How long does a roof repair take?

Most repairs take a few hours to a day. Weather, decking repairs and hard-to-match shingles can add time, and we’ll tell you before we start.

Can you match my existing shingles?

Usually, if the product is still made. Shingles weather over time, so even the same color can look slightly different at first. If your shingle is discontinued, we’ll show you the closest match before we start.

Can you repair a roof that’s still under a builder warranty?

Yes, but check the warranty first, because a repair by someone else may affect it. If the warranty is close to ending, an inspection now gives you a list of defects while the builder still has to fix them.

Is a temporary roof fix enough?

A tarp or sealant patch buys time, not a repair. Tarps break down in Texas sun within weeks to months, so plan the permanent fix soon after.

How long does a roof last in Leander?

Architectural asphalt shingles often last about 15 to 25 years here, depending on hail, attic ventilation and how well they were installed. Heat and hail shorten that range compared with milder climates.
