Roofing Guide to Leander Neighborhoods

Leander neighborhoods range from Old Town streets laid out after 1882 to subdivisions still under construction, so roof age, HOA rules and hail history change from one block to the next. This guide covers 15 of them using only facts we could verify, so you know what to check before you call a roofer.

How Leander Neighborhoods Differ for Roofing

Most homes in Leander neighborhoods were built by production builders in the last 25 years. That sounds uniform, but it isn’t. A house in an early section of Crystal Falls may be on its second roof, while a house in Carneros Ranch may still be waiting for its first rain.

Three things change from street to street:

  • Roof age. Build eras run from the early 2000s to 2026.
  • HOA rules. Most master-planned communities need approval to change shingle color or material.
  • Hail exposure. The May 16, 2025 storm hit some Leander neighborhoods far harder than others.

Each entry below sticks to what we could confirm about Leander neighborhoods from the City, builders, developers, news coverage or listing data. Where we couldn’t verify a build year or builder, we say so.

We have not listed past jobs or customers here, and we won’t. For the wider map of where we work, see our service area.

Which Leander Neighborhoods Took the Worst Hail in May 2025?

On May 16, 2025, hail up to 3 inches fell in north and central Leander. Reports included 2.75-inch hail measured in Deerbrooke, 2-inch hail in Carneros Ranch, golf-ball size near North Creek Ranch and 1.5-inch hail near Plain Elementary. Twelve days later, on May 28, golf-ball-size hail was reported near Leander and Cedar Park.

That spring wasn’t unusual. StormerSite counts 105 hail reports within 10 miles of Leander since 2004, and 73 of them came in April or May. Our Leander hail history covers the bigger storms by year.

Hail that size can crack shingles without leaving damage you can see from the yard. If your roof in any of these Leander neighborhoods hasn’t been checked up close since, start with hail damage roof repair.

Old Town Leander

Leander was founded in 1882 when the Austin and Northwest Railroad came through, according to the City of Leander. The town took its name from Leander Brown, a railroad official and former Austin mayor. The earlier settlement, Bagdad, sat about a mile west of today’s town.

Old Town, the streets near Leander Station and the homes off Bagdad Rd have some of the oldest roofs in the city. Older homes can hide several layers of shingles, older decking and past patch jobs. We check the attic before we write up an estimate.

Crystal Falls

Crystal Falls launched in 2000 and covers roughly 3,000 acres with more than 3,600 homes, according to a Chicago Title neighborhood profile. Its ten sections include the Fairways, the Highlands, the Boulders, the Bluffs, Cap Rock, Grand Mesa, the Views and Wild Rock. Community Impact listed builders in the Fairways including David Weekley Homes, Highland Homes and Taylor Morrison.

Roofing Crystal Falls Leander homes means mixed roof ages. First-phase homes may still have an original roof well past the 15 to 25 years architectural shingles often last here.

Crystal Falls also has some of the most mature live oaks in Leander neighborhoods, so limbs, rubbing branches and leaf-packed valleys are common. The HOA requires architectural approval for a change in shingle color or material.

North Creek Ranch

Local listing data describes North Creek Ranch homes as developed between about 2002 and 2010, near Waterfall Ave and Bagdad Rd. Golf-ball-size hail was reported near North Creek Ranch on May 16, 2025. Original roofs here are at the age where hail damage and worn pipe boots often show up together.

Lakeline Ranch

Homes listed for sale in Lakeline Ranch were built mostly between 2003 and 2008, with easy access to US-183. We couldn’t verify the builder list. Original roofs from that era are near the end of their expected life, so an inspection before the next hail season makes sense.

Benbrook Ranch

Benbrook Ranch in northwest Leander, near Bagdad Rd and Old FM 2243, reached build-out in 2009, according to Community Impact. Builders included American Premiere Homes, D.R. Horton, Eaglewood Homes and Lennar.

That puts most original roofs at 17 years or more, among the oldest production-built roofs in Leander neighborhoods.

Mason Hills

KB Home held the grand opening of Mason Hills-The Lakes in March 2017, near US-183 and the 183A Toll, according to Builder magazine. Listing data puts most Mason Hills homes between about 2013 and 2018. Mason Hills requires HOA approval to change shingle color or material, so plan for that before a replacement.

Travisso

Construction in Travisso began in 2014 on a 2,118-acre site off FM 1431, according to Community Impact. The first builders were Taylor Morrison, Toll Brothers, Drees Custom Homes, Highland Homes and Grand Haven Homes.

The oldest roofs here are about 12 years old. Roof repair Travisso homes need often comes down to flashing on complex rooflines, with many valleys, dormers and walls. The HOA requires approval before you change shingle color or material.

Savanna Ranch

Savanna Ranch sits near Crystal Falls Pkwy and Bagdad Rd. Homes listed there were built mostly between 2014 and 2018. We couldn’t verify the builders, so we treat each roof case by case and check pipe boots and wall flashing first.

Bryson

Community Impact reported that construction in Bryson began in 2015, with builders including Brookfield Residential, Chesmar Homes, Lennar, Perry Homes and Tri Pointe Homes. The developer, Johnson Development, said in September 2023 that Bryson was nearing close-out with fewer than 100 homes left.

Roof repair Bryson Leander homeowners ask about is usually storm damage or installation details rather than age. Bryson requires HOA architectural approval for a change in shingle color or material.

Caballo Ranch

Caballo Ranch sits behind commercial development off Ronald Reagan Blvd and was built out in 2018, according to Community Impact. Builders included Buffington Homes, Giddens Homes, Scott Felder Homes, M/I Homes and others. Roofs here are mid-life, so hail is the main thing to watch.

Deerbrooke

Homes listed in Deerbrooke, near San Gabriel Pkwy and Bagdad Rd, were built between 2017 and 2024. Deerbrooke had one of the largest measured reports of the May 16, 2025 storm, at 2.75 inches. If a roof here hasn’t been inspected since, it’s worth a look even if it looks fine from the street.

Palmera Ridge

Palmera Ridge is a 426-acre community on the former Kitty Hill Airport site, according to Builder magazine. Trendmaker Homes began sales there in February 2019, with about 1,000 homes planned from several builders. Roofs are young, so problems here are more likely storm damage or installation details than age.

Larkspur

Larkspur sits off US-183 and has more than 100 acres of parkland and open space, according to Community Impact. We couldn’t verify its builder list or HOA roofing rules. Check with the HOA before changing color or material.

Rosenbusch Ranch

Community Impact reported D.R. Horton homes selling in Rosenbusch Ranch in west Leander in November 2023, with access from Lakeline Blvd. These are some of the newest roofs on this list.

If something looks off, report it to the builder while the warranty is active.

Carneros Ranch

Carneros Ranch, just south of Hero Way, is still finishing homes, with Coventry Homes listing estimated completion dates in late 2026. Hail of 2 inches was reported here on May 16, 2025, which means some brand-new roofs have already been through a major storm.

Builder-Grade Issues Across Leander Neighborhoods

Fast production building leaves the same few mistakes across many Leander neighborhoods. Homeowners also discuss them publicly on Reddit’s r/Austin and r/Roofing:

  • Nails driven high or crooked, which lets shingles lift in wind.
  • Ridge vents set off-center.
  • Missing kick-out flashing where a roof meets a wall.
  • Flashing that relies on caulk instead of metal.
  • Drip edge that doesn’t overhang the fascia.

None of that means your builder was bad. It means a close look is worth it, especially before a builder warranty runs out. Our new construction roof problems guide explains each one.

HOA Rules and Permits in Leander Neighborhoods

Most master-planned Leander neighborhoods, including Crystal Falls, Bryson, Travisso and Mason Hills, require HOA architectural approval before you change shingle color or material. A like-for-like repair often doesn’t, but check your HOA’s rules. Our HOA roof approval guide walks through the request.

The City of Leander lists re-roofing among exterior work that doesn’t need a building permit, but it asks owners to confirm with its Permits & Building Inspections Department before work starts. We check with the City before any re-roof. See Leander roof permits for the details.

Leander Neighborhoods Roofing FAQs

Which Leander neighborhoods have the oldest roofs?

Old Town Leander has the oldest homes. Among master-planned areas, early sections of Crystal Falls, North Creek Ranch, Lakeline Ranch and Benbrook Ranch have many production-built roofs from the 2000s. Any original roof over 15 years old deserves a closer look.

Do I need HOA approval to repair my roof?

Usually not for a like-for-like repair with matched shingles. Approval is typically needed to change shingle color or material, as in Crystal Falls, Bryson, Travisso and Mason Hills. Check your HOA rules to be sure.

How do I know if the May 2025 hail hit my roof?

Look for fresh dents in gutters, downspouts, vent caps and AC fins, and granules piling up at downspout outlets. Those signs suggest the roof took hits too. An inspection with dated photos confirms it.

Are newer roofs in Leander neighborhoods safe from problems?

Not always. New roofs can have high nails, off-center ridge vents or missing kick-out flashing. Hail damages roofs of any age, as the 2-inch hail in Carneros Ranch showed.

Do you work in every Leander neighborhood?

Yes. We work across all Leander neighborhoods in ZIP 78641, on both the Williamson County and Travis County sides of town. If you’re not sure, call us with your cross streets.
